Hi, I'm Jeff Williams and associate broker at Berkshire Hathaway HomeServices Hodnett Cooper Real Estate. I work in real estate in and around Saint Simons Island Georgia, a small seaside town on a barrier island. So right now I'd like to talk to you a little bit about what does the closing attorney do in a real estate transaction, in Georgia. Typically you have a buyer, they find a property they like, they make an offer and it's accepted.
At that point, the buyer will choose a closing attorney to handle the transaction, but one thing we need to be aware of is that even though the buyer has chosen and is paying for the closing an attorney, the attorney actually represents the lender in the transaction. The most important thing that the closing attorney will do is a title search of the property to make sure that the property can legally be transferred in a sale to the buyer.
